The river is the thing here

West Columbia sits right on the Congaree, and that proximity shows up in the work. The air near the river district holds moisture, and moisture is what actually destroys an exterior paint job. On the older cottages in the State Street and Meeting Street area we usually find soft spots in the trim before we find a problem with the field of the siding.

They also tend to be the interior repaints we get called for around year five, when the flat builder paint on the walls has stopped cleaning up.

Porches and porch ceilings

West Columbia has a lot of front porches, and porch ceilings are the detail most painters rush. A porch ceiling takes a different sheen than the siding, it needs the joints caulked, and if there is any water coming through from above, painting it just hides the problem for a season.
