Height is the defining problem

That is not a hard house to paint, but it is a hard house to reach, and reaching it safely is what separates a real exterior estimate from a cheap one. Front gables here mean ladder work and often lift work, staged over more than one afternoon. If a quote for a two-story Blythewood house seems surprisingly low, the first thing to check is whether the high work is actually in the scope.

The same height shows up inside. Two-story foyers, open stairwells, and vaulted great rooms are standard in this housing stock, and cutting a straight line at the top of a stairwell wall takes proper staging rather than a stretch off the top step.

Newer construction, newer failures

Because most of Blythewood's stock is relatively new, the exteriors rarely need heavy scraping. What they need is a wash, attention to the caulk joints at trim and corner boards, and quality coats on the elevations that take the afternoon sun. The interiors are the familiar builder-paint story: flat product that will not clean, showing every scuff in the hallways and along the stairs.

Blythewood is not only subdivisions. The stretch along I-77 has picked up office, retail, and light industrial space, and that work runs on a different clock from a house. Those jobs get scheduled around business hours, with insurance certificates sent before we mobilize and the work area contained so the rest of the building keeps operating. Outside the subdivisions there are also older properties on larger lots, where the house is often further from the road, the trees are mature, and the exterior needs the same mildew wash that shaded houses need anywhere in the Midlands.
