Every house in the Midlands takes the same beating from heat and humidity, and every town wears it a little differently.
Columbia
Richland County
From 1920s bungalows in Shandon to new construction off Clemson Road, Columbia is not one painting market. It is several, and the prep changes with the neighborhood.
West Columbia
Lexington County
Older cottages near the river district and newer construction off Sunset Boulevard, with damp air off the Congaree working on the exterior wood the whole time.
Irmo
Richland and Lexington
Lake Murray homes with a lot of exposed siding and trim, where sun and moisture off the water shorten the repaint cycle compared with a house further inland.
Lexington
Lexington County
Fast-growing subdivisions where the builder-grade paint starts giving out around year five. Mostly interior repaints and exterior refreshes, done to a standard that lasts longer.
Cayce
Lexington County
Brick ranches and mill village houses near the Riverwalk, where most of the exterior work is trim and soffits and most of the interior work is a full repaint.
Blythewood
Richland County
Newer subdivisions with tall two-story elevations and front gables, where reaching the work properly is half the job and a ladder alone will not do it.
Chapin
Lexington County
Lake Murray homes with big exteriors, screened porches, and a lot of exposed wood. Exterior season books up early on this side of the lake.
Forest Acres
Richland County
Mid-century brick under mature trees, where shade and pollen mean a mildew wash comes before anything gets a coat of paint.

The Counties
Three counties, one crew.
The Google profile lists Richland, Lexington, and Fairfield counties, and that is genuinely where we work. Richland covers Columbia itself, Forest Acres, Blythewood, and Dentsville. Lexington covers West Columbia, Cayce, Lexington, Chapin, Gilbert, and Red Bank, with Irmo straddling the line between the two. Fairfield sits north of Columbia and is the least dense of the three.
We do not publish county pages, because a county page competes with the town pages under it and helps nobody find a painter. If your town is on this page, that is the page to read.
