What we run into in Columbia

Columbia covers more housing stock than any other town we work in, and the job changes completely depending on which part of it you are standing in. The older neighborhoods inside the city, Shandon, Rosewood, Melrose Heights, and Heathwood, are full of 1920s to 1950s houses with real wood siding, wood windows, deep eaves, and layers of old paint that have to come off before anything new goes on. Those houses reward prep and punish shortcuts. Scraping, spot priming bare wood, and caulking the joints is most of the labor on a job like that, and it is the reason two estimates for the same house can be thousands of dollars apart.

Go northeast toward Clemson Road, Sandhills, and the newer subdivisions and the problem flips. Those homes are fiber cement and vinyl with builder-grade paint that was sprayed on fast and thin. They do not need much scraping, but they do need a real wash, and the south and west elevations usually need more attention than the rest of the house because that is where the sun has been working.

Heat, humidity, and mildew

Everything in Columbia has to survive a Midlands summer. Long stretches in the nineties with high humidity are hard on an exterior finish, and the shaded north side of a house under mature trees will grow mildew whether the paint is new or not. We wash before we paint, every time. Painting over mildew seals it under the finish, and it comes back through within a season. On the interior side, the same humidity is why bathroom and laundry room ceilings need the right product rather than whatever was left in the garage.

Interiors, exteriors, and commercial

Columbia is also where most of our commercial work sits. Offices, warehouses, retail suites, and gyms around the city and out toward the interstate. That is a different scheduling problem from a house, and it usually happens at night or on a weekend so the business can stay open. If you manage a property here, the insurance certificates go out before we mobilize, not after you chase them.
