Big exteriors, heavy exposure

Chapin sits on the north side of Lake Murray, and the houses reflect it. Larger footprints, more elevations, rear decks and screened porches facing the water, and considerably more exposed wood than a comparable house inland. Every one of those features is a surface that needs attention, and together they make a Chapin exterior a bigger scope than the square footage alone suggests. Screened porches in particular are slow work: the framing, the ceiling, the rails, and the trim all need brushing, and there is no way to spray your way through it cleanly.

Lake-facing elevations take the same beating as they do in Irmo. Open sun, wind-driven rain, and moisture in the air mean the water side of the house ages faster than the street side. It is normal for us to recommend a different approach on that elevation than on the rest of the house, and it is worth doing rather than treating all four sides as one surface.
