When should you paint an exterior in the Midlands?

Paint does not care what the calendar says. It cares about temperature, humidity, and how wet the surface is when the coat goes on. In the Midlands those three things decide your window.

Spring and fall are the easy answer

Mild temperatures and lower humidity let a coat cure the way the manufacturer intended. Spring and early fall are the two stretches where almost any exterior job goes smoothly in Columbia, which is exactly why everybody wants them.

If you are planning an exterior for the season, get the estimate on the calendar early. Around Lake Murray in particular, on the Chapin and Irmo side, the exterior calendar fills well before the weather turns.

Summer works, with attention

A Midlands summer is not off limits, it just needs managing. We start early, work the shaded elevations while the sun is on the other side of the house, and watch the afternoon storms. Painting a wall that is too hot to touch is how you get a finish that flashes and fails.

Dew point matters more than most people expect. A coat that goes on late in the day and gets hit with heavy dew before it sets will not perform, no matter how good the paint was.

Winter is the one to be careful with

Columbia winters are mild enough that exterior work is often possible, but the limiting factor is overnight temperature, not daytime. Most exterior coatings need the surface to stay above a minimum temperature while curing, and that can mean hours after you have gone inside. We will tell you honestly when a winter window is workable and when it is worth waiting.

What actually forces the timing

Sometimes the house decides for you. If bare wood is showing, if caulk joints have opened at the trim, or if the south and west elevations have chalked, waiting a season costs more than painting does. Water getting behind the finish turns a paint job into a carpentry job.
